And what about people who have inherited a second house and want to rent it out but can't afford the immense cost of upgrading it's EPC rating? Are they to leave it unoccupied? Fudging madness.
If I suffered that awful burden I suppose I could sell it..

Exactly, it’s has to be sold. If they leave it empty for more than 6 months the CT exemption ends and instead increase by 1-300%!

We got stung with Covid, tenants moved out on last day of March builders moved in soon after and then lock down kicked in. They wouldn’t accept Covid and bullders not wanting to work as an excuse, I’ve contested it but guess what, the council need 28 WORKING DAYS to answer emails!

The property didn’t pass it’s EPC so it was illegal for me to keep letting it to them.

We were both happy but the government was not so they had to go and we had to renovate it. It’s now let out for 6 times more than it was before. The new tenants are very happy but the old has their lives turned upside down.

They had to move out of the area because they could no longer afford to live here.

Is this progress?
There are multiple exemptions, one being ‘consent exemption’, where in some cases the tenant can say no to any improvements.

I‘m sorry to hear you are having so much grief, it’s all a load of BS.
I had an EPC done on a property, just made it to an ‘E’, the report recommended doing XYZ, and it would achieve.....a ’D’.
So if they bring in the C rating requirement the property is screwed? All I can hope for is that the new software, due next year, helps somehow. And then they will move the goal posts again☹️

I know a guy that had 5 houses let & 3 tenants refused to pay rent.. Went to court the usual etc... 3 tenants awake to find aka Paul & officer s knocking on doors. Evicted on the spot, tenants complaining about landlord blah blah. To be told landlord was evicted from his own house due to failure to pay mortgage & company had repossed the lot.. Ps the 2 other paying tenants had bought from the mortgage company.

My houses will be hard to move from Dto C,so 7 good paying tenants who are happy in their homes could be asked to leave if this stupid plan goes ahead.I asked the inspector on the last EPC what was needed to get to. C knowing the structure /age was an issue.He said goverment wants landlords to spend £10k but it would only save my tenant less than £600 a year.Total madness going to be a major housing problem because some people choose to rent.

Don’t get me started. Their hopeless software forced me to fit boilers less efficient than the ones I wanted cos they didn’t recognise the model numbers.

Then there is all this shite about fitting Pv to the east facing roof with a massive chimney for shade, and then a chuffing wind turbine.

Best way to deal with it is persuade the inspector to do a before and after on various scenarios before you start the work. Get pics of the work thenat the end his liability is more limited as he just attaches the pics you give him of a floor slab with insulation under.
 
3 years ago I spent 30k renovating my low F property turning it into a high D, 3 points short of a c.
recommendations solar water heating cost 5k saving tenant £31/year gaining 2 points on epc followed by pv panels at a cost of 5k saving tenant £368 and raising it to a b. then wind turbine at 20k to get to A rating.
I will be selling when if I can't get exemptions.

No one forces anyone to become a landlord

I just can't understand this 'computer says do this mentality'. Why the government forced this on the country I have no idea.

My pair of cottages were in dire need of improvement, not been touched since the sixty's, but had happy tenants and no empty period to do anything, so electrics were essential, floor was an inch of cracking asphalt over quarry tiles on clay, heating was back boiler behind open fire, so took the opportunity of a break in tenancy and took it back to bare brick and rafters, insulated all walls internally, dug out floor insulated and concrete slab, new windows and doors, added conservatory, insulated loft, removed chimney and breasts gaining 5m2 of floor space added conservatory, new electrics oil fired condensing boiler and new radiators, lathed and p[asterboard all walls, plastered, painted, new carpets, new kitchen, upgraded water pipe from 15mm to32mm and outside new patio and a bit of landscaping.
valuation before renovation 125k after 180k. The 30k I spent didnt include my own labour roughly 15k at at minimum wage.
So can't really blame letting rules, but well pee'd off that they moved the goalposts from E to C.

Rent before renovation £400/month after £525 still well below agents prices but my new tenants will be there until I die or until they change the rules and make it impossible to let.
