If its buried doubt the inspector would notice, had to get one rewritten as he had it as timber frame, (the dot and dab sounded hollow maybe??) not good when you have it insured as brick and block.
They ask what fuel the house is on. It’s often fairly obvious a house isn’t on mains gas

For Air source or Ground source you will need larger radiators than for oil or gas due to the lower flow temperatures. So an old system is likely to need new raidators as well.

I live next to a care home that is in an old Palladian style stone mansion, several years ago they replaced the oil boiler with a ground source heat pump, they say its been brilliant, they do get a lot of RHI payments so that may cloud their judgement! It must be among the worst insulated, cold, huge windows, lots of draughts, massive rooms and yet they are happy.

The maintenance guy they have said I should buy a GSHP of ebay for circa £1-2k and he reckons for a few days labour he can have it working in my house, no FIT that way but he reckons £5k cheaper. I've a fairly recent Oil Combi so am holding fire at present.

Where and what are you getting for £2K....?

Air source and ground source are big investments and both need a house that is well insulated, and new larger radiators, so its a whole system replacement and a considerable time while all the work is being done. (Son just done it for a victorian property). You get the RHI payments that helps, and for interest the large manor house next door opted for ground source heating but I haven't heard how happy they are.

I would continue with what you have until it goes wrong (I dread to think how old my gas boiler is in my rental property, but the gas man says keep it while it still works). Then if it does need replacing, then unless there is a lot more information and guidance, replace it with the same. If you spend £££ then that's ok in your own home, but it is the tenant who is going to have the lower bills, but you have paid out the capital cost.

If the property needs a full refurbishment, that would be time to look at a whole new heating system.

Hi,

We've got 3 x Ponast Pelletair boilers for sale. 2 x 50Kw and 1 x 80Kw. We originally bought 4 boilers, (2 x 50, 2 x 80) but as the building (22,000 sq. ft.) has had the internal walls removed and is open span, 3 have become surplus to requirements. They were accredited for RHI in March 2015 and the Tier 1 tariff is 7.82pKwh. They have worked very reliably for us but appreciate if you've got a tenant who is lacking in gumption and any ability to self help it could be a pain. Let me know if you'd like any further details.
