Biodiversity offsetting - Anyone done it?

The issue is being pushed by county counselors responding to pressure from the parish. Obviously Ive put in writing that if it goes to committee and they even consider adding the parish's in as consultees or parties to it, then im off, Its only a deal if its private between me and the developer, we have our £ amounts agreed and the manner future payments are to be managed too (bank investment trust with fixed payments rising by RPI upto 7.5% but with a 2.5% boost for the first 3 years).
Hi fella read with interest the first post on topic and then this one, congrats on getting things to the point of signing! Hope I can ask a couple of questions:
1. I thought it was capital sum in region of what you are saying (20-30k/ha) OR an annual income. But your first post seems to say you've been offered both, is that right?
2. Do you know how much 'net gain'/ha they are getting off your land, just trying to work out how the units are approx priced
3. Did the developers come knocking to you, or are you with an environment bank style promoter, or did you seek out the developers

Honestly well done getting so far sounds a good deal, I have LPA sniffing about but they are only offering peanuts!

So two ways I've worked with people involved in development before and a landlord sold land a few years back so I was also on their list of known local landowners pro development -
The measurement is compared to local nature reserves as thr basic line as "perfect" and the aim is after 10 to 15 years to be around 80% of this. They are not expecting intense nature reserve levels of management so results.

Lump sum.plus yearly rate , yes
Yearly rate at least 120% of lost income and subsidy, tho you may still be able to claim its jot clear thst elms may have a deduction applied to offset private and "double funding".

What are your local authority offering?
The local authorities seem to have no idea of land values with urban labour councilors thinking farmland is worth anything from 3k yo 20k an acre depending kn their age. Had a 67y old councilor telling me farm land is worth 900 an ac referencing land land council sold in 1998.... for thst.... infuriating.

Urban fringe land without development is worth 30k/ac 75k/ha just because of all the people wanting an acre for their pony or woodland planting.

Don't deal with the la, deal with a developer they're used to dealing with councils and their spend other peoples money approach to everything, if your helping then they will steamroller for you.

Wow great intel, you've described it v well clearly plenty of experience!

The LPA published an ecodocument... they budgeted (savills 2017 GB "prime arable" figure) of £9,000 acre. They need 45 hectares mostly purchased to provide SANG, for all the site allocations but the remainder planted with trees and hedges for bats.

They sent letters to the area they're targeting and seem to think we will be grateful and plant the 11km of new hedges they need, if they pay for the hedge and £5.5/m to stock fence it. Ala countryside stewardship model. Or would sell them land at £9k/acre.

It surprised me obligation doesn't seem to be on the developers to sort this?
