A lot depends on wether its a national agent or a large land holder if it is lad has no chance if its a private landlord go direct show him what youve done and what your plans are and how you will look after his land

I just can't see any justification for a rent increase. Wheat price rise, that's about it. Of course you have to have the wheat to sell after 2019's autumn. What kind of bullsh*t reasons are people hearing from landlords' agents for a rise?

They may be trying to get a small change this year (either up or down) which would then lock it for 3 years, rather than waiting for tenants to serve a notice next year seeking a large reduction?
I can see it as a strategy from a LL point of view hoping that the dust has settled a bit in 3 years time

It cant its that simple, the ELMS as we know so far will rep some of it but very unlikely all & thats only if you embrace it fully & pretty much reduce your actual farming area in a nut shell

Elms will mean cutting your hedge every other year .
If landlord states hedges must be cut annually then rents will represent that?

Already do that in HLS man.... has nowt too do with LL
you do have too keep the place in good order & tell them your in a Scheme of course
but there not going to refuse you are they its just another way of them ensuring the yearly rent easier !

Yep. Sadly. I would be keen to see the budgets for these tenders, if they exist at all.
Not a hope of getting a look at the magic formula that can yield a reasonable return at 200 acre rents . The agents attidude appears to be " the best horse will jump the ditch wheter he breaks his neck on the other side is not their business "
A bit of bid big money but only pay some would put the cat among the pigeons

it’s all got to go right to do that. Year in year out. I wouldn’t fancy my chances. Maybe it’s good to push abit some times as it may lead to finding something good like a cross county course / storage / holidays. It will most likely end with giving the ground up tho. been there got the tee shirt.
