Building a shed just to rent out

Hi

We rent some old sheds out here, and constantly get asked if we have any availability. This is for a wide range of things from car workshops, van conversions, small offices, business storage and everything in between.

Has anyone put any sheds up for the sole purpose of renting them out? What did you decide to build? I’d be hesitant about doing anything specific as you never know how long these guys are going to be in for.

Or just whack a big shed up and split the inside somehow.

Put an ag shed up and wait ten years?

If your units are legit and paying rates you might have a chance of more.

If you can wait 10 years then that is an option but you would need to justify the need on an agricultural basis now and hope Permitted Development rights don't change in the next 10 years.
Alternatively, seek planning for Class E buildings on the farm as part of a diversification strategy.

Most of the building we currently do are build to let, a lot of commercial but also like the attached quite a lot through as agricultural but built to industrial spec with the plan to split and let.

Did it 22 years ago specifically for a tenant who is still in there although past retirement age now, He has paid for the land and the building completely now in rent
