Business in farmyard

Browsing the other comments, a couple of general points - if the intended purpose is not temporary then irrespective of the construction of the building then it should be deemed as permanent and require change of use. In this case the portacabin is being used for commercial purposes and therefore not a temporary situation so it would require planning permission for its siting as well as change of use of that area of the farmyard to retail.

define “permanent“ ? advice I’ve ive had for grain stores now used commercially is to get business combined (is it b2 ?) As who knows when I may want them back for Ag ? Or if I ever didn’t have a tennant they would not attract rates ?

Permanent in planning terms is generally if there is an undefined end date or it works are undertaken to the site that would be difficult to remediate.
 
so tenants with end date are not permanent I guess

As far as i can see its far better to keep it B2 if possible for flexibility and rates ?

Providing the end date is not like 10 years time I would argue it was temporary.

To be honest the VOA and Council Tax etc is something we try to steer clear of, it seems an absolute minefield!
