Buy some neighbouring land

Ok I’m not new here but have set a new account up for privacy reasons.There’s a out line chance that I may have an opportunity to buy a bit of land from my Neighbour . I don’t want much about 10 acres.
I only have a small holding now after down sizing a number of years ago and I’m considering selling here also .
I’ve got 15 acres decent house few buildings and planing for 2 properties from barn conversions . If I bought an extra 10 acres do you think it would make the place worth more than the cost of the extra land ? It’s just grazing land . I know there ?’s of variables but it’s a simple question. If I added 10 acres on to 15 acer small holding would it price buyers out or increase the value above the price of the extra land . I’d hope to pay 6-7 grand an acer .
I’m also not sure I want to use my spare cash to buy the land in the 1st place.

That’s fine but how would you do that it’s not for houses or similar it’s still just been sold as agriculture land . Who’s to say what’s worth what

It would be sold as agricultural yes, but if you ever got permission for some other use there could well be a claw back clause of a % of the increase in value.
 
If you can turn each of the properties you have into 'equestrian' type ones with the extra land, then yes. The 2 barn conversions will be worth a lot more if sold with enough acres for a horse or two, and space for stables etc.
Topography might not suit but it’s a cracking idea thanks

I think your 15 acres is plenty for horsey’s.

A few years ago we sold some barn conversions, one of which was offered with 2 fields totalling 6 acres, the purchasers insisted they wanted another 14 acre field too. We reluctantly agreed.
3 years later, they’ve sold off the 14 acre field to our other neighbour (even though we still have some land next to it, but that’s another story) for less than they paid for it.
They now say that the 6 acres is more than enough than they need and they’re running a livery yard from it with about 10-12 horses

I dare say that if you bought some from your neighbour, there would be an uplift clause placed on it
Uplift clause are usually for things like property development though. They don’t normally apply to general land inflation, I’ve also not heard it applying in cases like this, where the bought land causes a cumulative uplift to the rest of the land.

Depending on the use it would require pp and hence trigger an uplift.
 
Some claw backs are now 30 years
Claw backs are for ever long and what percentage you put on the land when you sell it . Generally speaking the higher percentage the shorter the time scale so the lower the percentage the longer the time scale. I have one on other land it’s not going to come off ?

you will need planning to go from Ag to horses I think?

it depends on the site layout, it’s hard to segregate and thus retain resale values. If you can get the land going out the back of the each resi building then it may work but normally you are a bit hemmed in so it wouldn’t work.

id speak to some agents and get opinions, bit of dead money in buying land for the hell of it

Presume you’re already an Ag. Holding so don’t need land to take you over an acreage threshold?
Would it devalue your property if someone undesirable bought it and did something unsightly?
That was my motivation to buy adjacent land in a similar situation to you as it’s in direct view of the house.
Has it got frontage so you could resell it separately? Don’t think you’ll lose money on it

If the extra land comes on the open market and somebody else buys it such as the travelling brigade ? to set up camp / put horses on, then it could devalue your existing property also.!

If you're able to buy adjoining ground at ag value, without uplift clause, and can tag it onto sellable barn cons -or however you bake the cake once you've the ingredients....do it today.
I'd never sell ground under such circs.
