....for 4 acres, 55-60m2 of covered space (for a packing area / walk in chiller / secure tool storage), metered electricity and water on top.

For a veg box scheme, wholesale of surplus to restaurants (where they're in full swing again) and some soft fruit in year 2 onwards.

Need a 6 year tenancy agreement - 5 to cover loan repayment period and a years grace to get moved if anyone thinks it's time at that point.

Business plan fully worked up and costed. £50k government back start-up loan in hand to get going.

Start up loans are £25k aren't they? Bounce back loan is £50k (max).

Would you need PP for your packing area, chiller and storage? Rent doesn't sound a lot for somewhere with electricity and water.

Yes they are but there's two of us. You can have up to 4 partners per business applying for £25k each.

Not if the land was part of a holding of 12.34 acres or more as it would come under permitted development.

Not a lot as in you think we need to offer more?

Would you be better just asking the bank for a loan? Apparently they are offering better rates than the bounce back loans in the long run.

We would be better asking for a loan as we want to own our land like everyone does. We don't have a 30%+ deposit required for a LTV of 70%. We don't have any assets to secure a loan against.

With all due respect and the appreciation it comes from a good place, we've been through our options and are looking for a landlord not mortgage advisors.

You've gone from 4 acres upto 12.5 acres for a permitted development. Maybe be better buying the stuff in and selling it with no surplus stock if i'm honest and you wouldnt be area locked. You wouldn't be carrying the costs of setting up. I wish you all the best.

We're not wedded to anywhere. For the business to have the best chance at succeeding, not being within 20 miles or so of another market garden offering similar products would be quite important. Not too high (above sea level), the less clay in the soil the better (though due to the permanent bed system we can influence that over time). The more sun the better. Within 30mins of a decent population centre (towns of a few thousand) though our business plan is based on 100 box customers (plus a bit of wholesale) so doesn't have to be huge.
