Do you need planning for the above?
Do you need insurance ,other than public liability, get them to insure their own property in storage?
Seen some places near main roads just fill up and expand in no time, can you get people to travel 10 miles or so into sticks to store caravans or would you have to be cheaper to draw them in?
How do you get them to pay, annual fee , monthly , direct debit etc?

we have caravan storage and a small site
We used to have a farm shop and cafe
Would take the storage over the shop and cafe any day
On the whole the storage customers are no bother at all

Yes you definitely need public liability
However you also need a good contract which limits your liability should anything happen which you are found to be accountable for.
Speaking to a contract solicitor is worth while
do you need public liability? not that it costs much. thought it was just insurance against damage and fire, although not even mandatory but you'd be mad not to have it

we do storage, small site but have space for them to work on vans or clean them. We charge a premium over other sites and are close to many holiday parks so a high demand area. Do towing to local sites as well. Payment is a mixture of 12 months, 6 months or monthly, 95% do direct debits/bacs payments, longer term working out cheaper. Get a contract in place for any customers. You will probably find that people might not want to store in the middle of nowhere, it may be more secure but no one likes miles of lanes that scratch the vans. We are only 3/4 mile from a main but get complaints about the portion of the road that is public highway and we can't keep cut back

thank you very much for that, i think i location is not going to help us on this one, location is key, by the sounds of it, yours sounds nearly just right,

We did this small scale about 20 years ago in an old dutch barn. Forever moving them around due to people turning up unannounced wanting theirs out. They expected a fully charged battery as well. Back then it was £10/week and we had 40 of them in that shed. Some people paid for a few weeks then stopped basically dumping the caravan on you which you cant sell legally to recoup the lost rent unless you go via the court.
Yes to planning and insurance.
Yes to business rates and yes to hassle. I dumped it and rented the shed out instead for less annual income but loads less work and hassle. My friend does it now in a big way and has 1000 in at any one time. He’s got two full time people on it washing and doing batteries etc. last year he turned over £850k but he is just outside london so not representative of the whole country.

thank you for that, no don,t think that ones going work for us, struggling to find much which really does, when you look really hard into things, doing outside work seems maybe more guaranteed to bring in more money, but then farm suffers,still looking for a magic answer ,

You dont fancy doing caravans with people?
They come and go, and leave you with some money
And you would be surprised where they will travel to
