Casual renting of paddock.

Hi to everyone out there. We have lived in our house for 10 years and have a 1/2 acre paddock. We have a casual agreement with a neighbor who keeps a few Sheep on the paddock, usually it's just for a week or 2 then he moves them. It keeps down the grass for us and we don't take payment and the neighbor tops it occasionally. My neighbour is also a builder and has started getting planning on various plots of land in the hamlet. He has also kept the same sheep on my field for weeks now. My question, I maybe paranoid but, could he make claim to my paddock if he keeps his sheep in there long enough?

Probably. There's some real toss pots about. :(
He has to run out of grass at some point. Next time the sheep go, get the padlocks out, and get something done in writing via a solicitor etc for the future.

You don't say where you are. I am very cautious about letting any land because there is a rumour that if a certain political party gets into power in Scotland, they will give tenants the right to buy out their landlord's interests. Letting grazing, in writing and in fact (364 day tenancy) is a little less risky, but only a little. Stupidity does seem to be catching!

Just top it , why take the risk for cist of few hundred quid a year on an asset worth 20/30k or more( dependant where you are) and locall of land to existing developments.

I'm in Devon, hoping you aren't implying I'm stupid!

To claim possession he would need to.occupy without permission for at least 10 years. Very unlikely he could claim adverse possession as he has had permission.
It would be bestntonhave something in writing in the future.
