Cattle building rent

Hi, just wondering what is the going rate for cattle/ farm building rent? We are ment to taking on my neighbours buildings and the local agents are saying 35p a square foot! Seems a lot to me,

I rent a group of spare cattle buildings out on an off lying farm. I charge a flat rate for them for the winter till they need to turn out in the spring. No idea what the square footage is but rent will be a lot less than 35p ft. It's a pigs ear of a layout without much muck storage so have to be sensible.

Only worth what someone is prepared to pay for it.
Also, is electric and water included or separately billed?
Size? Layout? All add or detract from value

Had some cattle in a few yrs ago. (Dry cows) charged £5 per head per week he supplied the fodder and straw and I supplied the shed,water and labour(feeding and bedding) .We kept the muck. They came in on 1st Nov and went end of March. It was a good job all round but I think it should really have been about £8 a head but at the time we were glad of the muck !

TB testing is the worry though . I stopped having in calf heifers as if you went down , you would be stuck calving them .
When we contract reared all the youngstock from one farm , linked holdings were allowed .

It's 35p a square foot per winter, water is spring fed so no charge, electric also included, the building is around 25years old, but not well we'll set up for my opinion, it's clear spans it had a central feed passage 20foot wide, two 12 foot scrape passages and only 20 foot lying area, and it's 100 foot long, was only going to use it for younger stock, so hopefully will get 80-100 cattle in,

So on the square footage, 100x84 , shed is going to cost about£3k. Should comfortably house say 90 cows (45/side) which is around£33 per cow for the winter.
Sounds fair.
