Changing old shed to farm office.

I have a small old wooden shed approx 25’ x 15’, in a fair state of disrepair. It is clad with feather edge and currently has a curved tin roof but originally had pitch roof with clay tiles on. Would like to rebuild as farm office/welfare (toilet/shower). This would involve total rebuild probably to building regs. It is only about 35’ from farmhouse so would be perfect for this job and would look smart and really just a better version of what is there already. So would I be able to get this under 28 days prior notification as it is still a farm building? Bear in mind I have just got planning for another shed but only 3200 sq ft so well below the threshold for prior notification area. @George from SJM Planning care to comment?

I am tempted to just do it, and that is my normal modus operandi. I’ll be doing some work on farmhouse which probably need planning so slightly reluctant to crack on as it is very close.
Will make a lovely office

Yes I would believe that would still.come under Part 6 Prior Notification, it is a building required for agriculture.

George, does any previous planning permission get taken into account when deciding on Prior Notification?

IE, if you get full planning permission for a shed, can you get prior notification for a further development if it meets prior notification criteria or would you have to wait a while?

A beautiful shed that just needs repairing rather than replacing imo. I wouldn't be seeking permission to do anything to that, just make it new but looking pretty much the same.
You can buy new tin curved to whatever you require.

I would love a shed like that. My current office was much worse than that when I started it.

Full planning permission's do not affect Permitted Development unless it specifically says as a condition to the application that Class 6 is restricted or removed.

@Kidds i appreciate the sentiment, but I’d rather not have a soil floor in my office! It’s not as good as it looks, asbestos sheets on the back, the roof was originally pitched but wood was all hacked about when the curved sheets were put on. I will try to save a couple of beams but the rest of the frame is shot unfortunately.

Is there a rule saying you can't pour an insulated, heated floor into an existing building? Or that you can't repair asbestos sheet walls with brick/ stud walls?
I know I would, but you must do what you think is necessary. Send me a pic when you are done, I am interested. (y)

Good news, put in an application under prior notification, and It has come through now. Drew the elevations myself and got the site plan, had to send in a bit more detail of the current use of all the surrounding buildings, a photo of current shed I guess to prove that new building will be the same as old and also confirm new footprint the same as old.
Shall be 1/3 shower/toilet/sink etc and 2/3s office area, and shall build to regs
@Kidds I’ll post some pics as it comes along. Might be a delay as architect has to do the drawings for builder yet and I think he is quite busy!

Good builder would sort that without the involvement of expensive architect ,pretty simple project

As @br jones says you shouldn't need an architect to do the plans unless you are shooting for the moon in terms of design and quality.
A slStructural Engineer and a Architectural Technician or Draughtsperson should give you all you need for the builder to do it under a Building Notice. Even if you are going for a full plans submission most AT's could handle that.
