Claiming unregistered land

Once had a neighbour (farmer) do a deal with the County Council whereby they would turn some waste ground (50 metres from my house) into a public leisure area in return for an annual payment.

First we knew of it was when the Council put up Planning/Change of use Notices.

I put a spanner in the works when I pointed out that the land in question didn't belong to the farmer!

The Council had never even bothered to check ownership!

If you can prove you have been using it for the twelve years without paying rent for it,I think. Huge fallout near me over a similar track and yard being used as a lamb collection centre. Farm let the dealer use it because of foot and mouth and it carried on rent free as a favour and then he announced he was claiming it
No good deed deserves to go unpunished!

There are a lot of tracks and back streets where ownership is unknown. One reason is once rights of way over track are acquired then the track owner has liability to repair with no perceived benefit to ownership.

Anyone done this, we have a strip of land that gives access to a field, its about 50m long and 10m wide, it is a wide track with a footpath along it and is currently unregistered, just thought it might be better to claim it before anyone else does although we would have a right of way through passage of time
I know someone who knows the chap below who sent me a link to his videos to ask my thoughts. He is certainly an odd character, but his explanations are pretty good, being simple and logical and, importantly, up to date. Only of relevance to those in England and Wales:

Apparently anyone can apply for PP on land they don't own. My mate had this happen to a small area of unused allotments he owned. A chap applied for outline PP to build four houses and then approached my mate with an offer!

My point was that a County Council's Legal Dept had entered into an agreement to pay rent to a person who didn't own the land in question-they just took his word that he was the owner.

That's Councils for you. Our council is not even sure if they own he road to our farm - one department maintains it because they say its theirs and another won't put a street name sign up because they say they don't

So if you know who the landlord is and have sent him a cheque each year for 15 years and he doesnt cash the cheque and refuses to acknowledge receipt of the cheque proffered can you look at claiming the land, which you have occupied since for over 70 years, by adverese possession ?

Do you mean unregistered as land registry online system or unregistered No paper deeds ?
