Class q barn conversion tips/advice

Looking to try and convert a barn by going down the class Q planning route Any useful information that you’d wish you had known before putting the application in. Any tips ? Barn is 60ftx45 and high enough for 2 storeys Thanks

Brick barn or steel frame?
Brick barn, make sure it is clear of bats and newts and structurally sound with as many windows as you think you need. Make sure the window openings are there before you apply as afterwards it becomes a restriction.
I don't advocate anything that is bat or newt unfriendly but the planning rules regarding them are absolutely fecking ridiculous, deal with it beforehand if necessary.
If it is a steel frame building make sure all sides are substantially clad or even blockwork. Nowt to say you can't build block walls but if they are not there come application time it will be to your detriment, ie do it now rather than hope it's ok later.
Do not allow any non agricultural items anywhere near the building, go OTT on this one. Any evidence of non agricultural use and you are fecked. This means no kiddies bikes in there, no horsey items stored etc. Absolutely nothing that may suggest it has ever been used in any way to house domestic or equestrian items.
Look online at your local councils planning website and look at what has been refused and why, then make sure yours is covered. Go through the planning rules and explain how you have satisfied every point there is, do their work for them.
