Class Q

Has anyone had luck with concrete panels and q planning, we have been told that they can't be cut to allow doors/windows which I know is quite possibly with a diamond cutter as I have done it befor for ag building. Has anyone achieved q planning with 4" pannels around the bottom 2m of their shed?
The manner of the build is irrelevant for Class Q - the building could be made out of polystyrene and still be convertible providing it is structurally capable of being converted into a dwelling without significant structural additions.
By inserting windows and doors will it affect the structural integrity of the building?

My advice would be to get a structural engineer to assess the building as is and then ask them to comment on the proposed design - if they can not support the scheme without structural enhancements then Class Q won't be possible. If they can then make sure the report is included in the submission.

Thank you, we have paid several £k to two different structural engineer firms who have both said it's full structural sound, and ticks all the boxes for q planning, we have changed agents as the first one clearly was well out of the depth, and the second agent recommend a different firm. All the planners seam to do it, turn down on q planning applications and say you need to apply for full planning, knowing full well you won't get it! You can see from photos hardly going to fall down!

I can see no reason why that would not comply with the requirements for Class Q.

The planning report just says that as it has to be split into several buildings internally to meet the space requirements for q planning then the building work will exceed what's allowed for q planning. Three different applications all similar just fully turned down, our agent says council just rejecting all applications..

Subdivision has never been a problem in my experience. Have any of the other applications been taken to appeal? I would be interested in reading them.

Ask them to provide citations to the relevant laws, official guidance and case law/appeals that backs their assertions - as it is a permitted development it is their responsibility to disprove your application complies rather than you prove that it does.

Many planning officers think they are above the law and can make decisions on their personal whim, too many applicants take that as gospel instead of fighting them.

Once the Class Q is approved then reapply for full planning for the additional alterations. The Class Q will form a significant fallback position.

Sounds like the type of person who likes to spaff the council's money away then.

Have you had anyone give up pd rights in exchange for a new build ? We have several barns we could get class q on but I would rather build a log cabin for ourselves and would be willing to give up the class q in exchange

That seems like a reasonable suggestion. Would need to be a well formed arguement as a planning officer may not see the reasoning and there is no longer an option to talk to the case officer.

Conversion of 5 barns into cottages traded for one log cabin which they will try and get an ag tag on. :(
Location is everything but that looks like a poor deal to me.
