Apologies for high jacking the original thread, but this seems to be the most suitable thread to pose the following query.

We have acquired the sole fishing rights on an adjacent 17 acre loch with about the same area of wooded banking. It is in a very scenic area, adjacent to a main road and with a private car park and jetty from which to launch a boat. A secure boathouse could be erected on our own land within 30m of the jetty. We have a right to launch a boat and to stock with trout.

The loch is fed by springs, has a regulated overflow and the water is very clean with about 95% open water. There are no tributaries, so no spawning grounds for trout, hence the need to restock.

If we were to let the fishing and all management to a third (responsible) party - which we are entitled to do- what sort of annual rental figure would we expect. And what are the pitfalls to watch out for?

If the owner wants a slice, you want a slice and the third party wants a slice, there is only any pie left if the man doing the fishing is paying a fortune.

On the other hand, I've no idea what trout fishing is worth. How many pegs are there?

I'm guessing this is uplands/Scotland, so trout only?
 
I’m on the committee of a fly fishing syndicate.
Very successful with 63 members and a waiting list to join.
2 lakes approximately 3 and 4 acres with club house and shelters. Brown’s into double figures , Blue and Tiger trout on catch and release and regular stocking of rainbows between 2-6lb.
Landowner cuts grass. Stocking and weed cleaning is down too us.

17 acres will take some serious investment in fish and that’s a big area to try and limit predators from helping themselves.
