Concrete pad use

A none farming friend has recently bought a small holding with 50 acres of land. Its all grass except for a random concrete pad which is sat right at the back and accessed by its own road from the public highway. Apparently it was used to store equipment and materials by the previous owner who did landscaping type work. I have not seen it but my friend has asked me if I had any ideas for a use for it. Its quite a large pad 80m x 80m with a 3m high soil bund around the outside of it and there is an old site office at the entrance. Its not presently fenced or gated but being sat at the back of the small holding it cannot be seen from the road. The original planning permission for it just states a change of use from agriculture to industrial storage with an open ended use date as in no restrictions. He says the concrete is all in good condition and looks like its been laid to 8 inches deep. What would you do with this?
 
Would be perfect for any number of businesses to operate from, with a few portakabins/containers.

Would need to be away from prying eyes though, probably not secure enough for caravan storage.

Alternatively, start a local sports club.

Would it be big enough for Karting? (y)
 
Does he want yield or capital value?

Depends on location but down south that could be worth £1psf if fenced and super secure.

If he wants yield go commercial. Buildings up and let for £7-10 psf.

If he wants capital growth or max instant value then try and get some houses on there.

I spoke with him again last night and passed on the wealth of this thread. Houses would not be an option he did not think but will approach that subject with the council first.
