Cost / Sq M of New Build Bungalow?

Going out to tender very shortly on a New Build Bungalow, hopefully built to a high standard, with all the bells and whistles. GSHP, UFH, MVHR. PV, triple glazing etc.

Met the architect this morning and he put the frighteners on us , guessing at a cost 50% + more than when we started pre covid.

Is this likely to be true ? Anyone got any recent guidance as to cost per Square Meter?

We were thinking of a maximum of £2,000 / Sq M

He is now suggesting quotes in excess of £3,000 are likely, only time will tell.

No need to lower the spec really just shop around for fittings and materials. When we did ours we got fed up of choosing tiles, carpets, kitchens, bathrooms etc so start that process early. We chose tiles for whole ground floor as we liked them an was a good price!! By now we’re not so sure on them 🙈🙈🙈🙈

We tried for a house and couldn't get PP . "It would be a blot on the landscape"! Even though its next door to a bungalow and 400 sqm new build oak frame house on other side, so had to settle for a bungalow.

But that was stsrted a couple of years ago, getting quotes today seems to be very different. I wish we had started 2 years ago and unfortunatly I just don't have the time or energy to project manage it myself, much as I would like to.
I wouldn't listen to architects , best get a builder in and see what he says . or better 2 or 3
The less you do yourself the more it costs
 
If you can wait I would agree with holding off a year to a year and a half until material shortages and price hikes sort themselves out.
I was about £1100 sq/m for timber frame slate roof house with oak finishes in 2019 which didn't complete until Jan 21. Builder reckoned when signing off this year same house would be 30% more and price to build would only be held for a month rather than 6 months to a year- scary.

I still wish that the company who provided me the concrete screed for the gropund floor with UFH, had not told me as the concrete was finishing the pour, that I could have selected a material that could have been power floated to a finished surface, and with different grit to provide a different finish around the house... Would have saved a fortune and still looked great!
