Council tax banding appeal

Any pointers?
Council are saying that 2 bed cottage is band C when 4 bed farmhouse is a D.
Both are 'contiguous' to farmyard etc.

Going to appeal in Dec and looking for ammo.
Checking out neighbouring similar properties.

I'd keep quiet , our barn is D , farmhouse is G

Cottage and keep quiet about house. ;)
House was rebuilt 10 years ago and I know council can't reband it until it changes hands. Could be a while then.
If footprint is bigger and more bedrooms ?
Sometimes agree on 11th hour of appeal as they don't like loosing .
Or they may group all together and say so and so farm and premises and charge 1 council tax or business tax if you rent it out ?

You can only do this now if you have lived there since council tax started, got my 4 bed down from D to C and backdated... it too is sort of attached to farm buildings...that are now converted to living!

That rubbish they can doi t when they like ,if somebody dods you in
This is noted on house council tax listing.
'Improvement indicator - this shows that improvements have been made to the property that might result in the Council Tax band changing if a relevant transaction takes place, for example, if the property is sold.'

I'd think they'd up it now if they could?

Have had a go at this here, however i was unsucsessfull as you only have six months after the property has changed hands to appeal, so its a job best done quickly as time soon pops by.

This is true ,if a neighbour reports you to council because of jealousy ,the council will investigate

Got ours reduced from G to D based on evidence I provided of other farmhouses in the area of similar size having a band C. They phoned up on the day of the hearing to agree the reduction from G to D backdated for 7 years. Well worth doing but neighbor was not happy as they had "forgot" to tell the council that they had moved into the barn conversion and was given a 20k bill.
