Went last week to view one of the Devon starter farms last week, All was good and liked it, but I have a gripe with the agents who represents these, especially the tenants fixtures. Agent walks round some of it with saying certain items may or not be there when commencing, well find out!
Stock fencing the tenant wants paying for, How much fencing is there? Don’t know, well measure it before viewing days,
Reseeding no info there either.
Could at least pinned up a few photos of inside the house as we weren’t allowed in due to COVID.
Just makes it all very vague when you need to do a cash flow forecast.
In my opinion pure laziness

I've a good friend who had an awful experience with tenant farm in Devon. Amongst a lot of other issues, the previous occupant had been accepting building waste and there was asbestos buried everywhere, including in the garden of the house. 😳.

Then state that in your offer? It's probably a fishing expedition by the land owner to see what interest is out there. I love bad advertising! It puts the opposition off and opens up the opportunities for a bargain. Why is it we have lost the ability to bargain or haggle in this country? The seller mentions a price and instead of the buyer roaring with laughter and saying don't be ridiculous, they walk away wringing their hands, moaning how unreasonable the sellers are. Sorry, no sympathy from me.

We looked at some land, 3 year FBT
hedges to be trimmed every year- fact is they hadn't been in last 20 years.
Mile of incoming water pipe tenants responsibly for leaks, and to bill for sub metres. But no clause for sub metres to pay for maintenance or leaks.
Grass only allowed to be cut once a year.
No allowance for tenants improvements

I put forward my proposal, 6 years, CSS, multiple cuts.
Tenants improvements or a extremely low rental value.

You can but as I said the more restrictions the lower the rent.
A bit like not allowing ploughing, or even any cutting at all
So you pay your money and take your chance or not as the case may be, whats on offer is what's on offer

Why not offer something you want with a rent that reflects that?

2 years is too short for me, so as I said I went in with 6 year offer.
It was rejected I walked away as it didn't tick the boxes I needed.
