Dairy Farm For Sale

I don't know the story but have met Frances a few times, it's such a shame to see 3 obviously well invested units, so near to each other, for sale in such a short period of time.
Her husband through it all away for a cheap shag to put it bluntly.
Sadly there’s been issues with staff there before again not due to Frances. Will all that said milking the lunchtime milking between my two at home paid for my wedding so I can’t complain. And the unfortunate changes there have meant I scooped up an excellent team memember.

Snap, I'm finding the most frustrating part, especially on the short tenancies, is the lack of ability to spend on improvements, do you find the same? Even just reseeding ground, not worth doing unless you know you'll still have it 5 years time!
Yes and no. It all depends on the agreement but normally we just agree a sliding scale now on reseeding. So if they Chuck us out after year one it’s £150 back and slides down to £0 year 5 I think. It’s not easy but I know @Cows 'n grass has it much harder with more landlords than me

I'm 100% tenanted with only a 5yr fbt term. Fencing is written off after 5 years and no one (LL, agent) seems to understand our reluctance to keep investing.

I think that's what I'm going to do from now on, I take it you get that in a written agreement?

I'm just in the process of trying to sign up landlord number 14 but if I do I'll be giving up a few fields further away so I'll be back down to 12/13 again soon.

I'm still only 1% owned, 99% rented but it's not all bad, most of the people I rent from are pretty decent.

400 cows on 290 acres looks a shaky model to me. Not meaning to be off just how it looks to me who’s considering moving.
Surely the big problem is, if you can't pick up plenty of land locally to rent you end up buying a big farm, with only half the sheds full, or paying a fortune to move feed in for miles

Tarmac farming not a thing in your area???? Main sign of success

Important KPIs pickup mileage relative to age and how soon can you wear a set of tractor tyres shifting sh!t or silage

That's the problem buying the farm but probably wasn't the problem as the farm was investing and growing.
If the land isn't available the price offered will reflect that some of the buildings aren't going to be used

It’s not really the spot but rather the area. Husband grew up not that far away so knows the area relatively well albeit not technically a local. Historically the family have never had much luck with buying farms/land that side of the top road either so just not the one for us.
I don't know the spot or the area but you wouldn't buy much like that round here for the money.
