Land is in a ring fence, it will grow lots of good grass, buildings are fairly up to date, parlour and dairy has a few years on it now, but still going and not that bad, as regards the price, we'll I would say it might make more than guide as I know 1 person local to it that would be interested in it, and would probably suit them well, but who knows who will be in for it, it is a nice farm in a good grass growing area 😀

Not a easy ground to graze early or late in. Plus on the edge of a rain shadow and is in a bit of depression so can be cold.
