I wouldn’t sell by auction unless there was genuinely two buyers with funds. Good for the buyer today as he hasn’t paid over the odds. It will be some buzz when bidding though.

Plenty of people have bought and sold farms at auction in Cumbria over the years, a lot of work goes into getting finances in order that may not be needed , but no different to putting offers in just more transparent
