Here's a good one in NI that went on the market yesterday,

A good dry farm in the wild west ;)

I now there is always criticism for to many pictures of the house rather than the farm. But that is some house.

I don’t think I’d be signing up for the job of dusting those spindles though.
Also- anyone else get mildly irritated when they describe the parlour wrong? And why do they never say exactly how many cubicles it has? Why is it always “about”? Or is counting past 10 not something that your average agent is qualified in?

Looks like a useful spot. Shame it’s not a TB4 area. And I’m not sure on the implications of the SSSI situation. But nice ring fence and mostly decent sized fields too.

It is just the River bank in SSSI just means you can't going ripping it up on a whim. It won't affect how you farm the fields currently. Don't think they've had TB there from what I can remember but you are in Cheshire/North Wales so it may just be a matter of time.

When the Father was alive the rest of the area would be brown and he'd have 2/3rds of the farm shut up for silage. Wouldn't take much to make it a hell of a farm again.

Dont go for it. It will be TB hell...........and it floods..........and its been up for sale for ages,with more acres.

So what it's been for sale for ages? Low ball them on the price and get a great deal.

160 acres still available to rent from the current owner. Probably split due to death duties/tax reasons.

Where doesn't flood now? 3 days with a 3CX and 5k on kit would eliminate 90% of the flooding problems.

Agree with you. Would be a very good farm in a very early grass growing area. How bad was it flooded last time? The price doesn't seam silly as things are. And bet it would grow plenty grass in a dry summer when everywhere else is burning.

A near neighbour to the farm has some land that regularly floods and grows some fantastic spring sown arable crops on this land

Is the dairy unit for sale with Bagshaws still available, looks a smart unit?
Apart from not being a ring fence looks a handy unit. Availability of rented land? Looking at the particulars it’s hard to get an idea of shed internals. Would robots fit in the area circled? Who all lifts milk, seems a fairly central location.

The farm had an Arla contract. I am not sure if that is available to whoever buys the farm as he is still using the contract on his new farm. Other buyers in the area would be Meadow Foods, Jacksons( local middle ground dairy) possibly First Milk or Yew Tree.
The area you have circled is where the dairy and parlour are. The farm yard is on a bit of a hillside so the back of the sheds are below ground level.

How early a farm is it up there. The more you look the more it’s surprising it isn’t sold.
