Nowhere near as bad round here as some parts, Water from up in the village is beating the ditch and is currently pouring threw our yard, its cleaning the concrete of nicely, lowest ground has some lakes on it but nothing too serious. Unbelievably, no wind damage, but we lost power around 6pm last night, so the generator had to have an outing in order to finish milking and have a cuppa tea :DView attachment 858932

It’s allways funny how all the tractors are low on diesel whenever there’s a power cut.☹️

No, but that is a good point, how much dependancy we have on electric.
We'd be buggered without the generator not just for having a brew, but our borehole has only a pressure balance tank, so very little water storage to speak of, once the powers off and we've had the pressure out of the tank that is it.

You mention that you are moving to Wales - take my advice, get a place on top of a hill, then
you will see all that water going downhill.
Ps - the problem of living up "High" is wind - so make sure everything is nailed down properly.

Property is not up a hill exactly, but is 70mtr above sea level. From searches, it is surrounded by areas that are being affected by the current floods in nearby towns, but we'll enough away from the hopefully imminent exchange.
There is no history of the property flooding that we have found in any records, and Natural Resources Wales does not show it as a flood risk etc, but is showing where the current updated flood risk maps are around said area we will hopefully move to shortly.

If however the searches and NRW got it wrong, then it will be what will be as they say.
I'm not one to worry over these things unduly, as there is nothing I can do against mother Nature, plus there are far worse things that can happen in life - and sadly, people have to deal with those things each and every day.

Agreed, but with nothing showing on the searches for flood risk (which use water tables etc from what I understand - to safeguard lenders), plus the use of septic tanks fitted to the properties going into soakaways - I would ponder the water table is lower too, as the infiltration fields wouldnt work if the water table was high.

Only sure way is Hydrogoligist reports and tables possibly?

Been bad around my parents thought we were going to have to dig a pond to slow water through some pipes but they just managed it

No he goes on Facebook as highland and islands weather. Has a paid private members group as well with no advertising and very accurate local forecasting. Free group has lots of advertising on it. Windy Wilson is Fife based, similar good forecasts with a lot of banter too.

the land around us have pebble stones around 70 feet above sea levels so do that mean the land was covered in water years back I mean millions of years back.
We're nearly 400ft above sea level and have plenty of shell shaped stones about the size of a cricket ball, most ornate as you can still see all the shell features in the stone. Guess ice age relics
