Do i need a land agent ?

Looking to purchase some land shortly , pretty straightforward , off someone ive known for years do i need a land agent ? or will simple conveyancing solicitor be enough , no hidden nasties as i know the ground well , i assume any entitlements wont come with it as i think these will go with the golden handshake when available

Good agri Solicitor will be fine .
Any covenants , etc ?

Just use a reliable solicitor if there is such a thing,and make sure the searches are done. Check the size of what your buying and any ditch,hedge and adjoining proper boundaries for infringement. Sat in their warm office with minions doing the paperwork isn’t going to discover and physical boundary issues.

If it's a straight forward transaction, and no mortgage was needed. Can it not be done through the land registry? And avoid solicitors?
It can be if the parties are confident enough to do so. You would need to prove identity by either attending registry in person or doing an ID1 form with a solicitor.
Just like doing your own BPS, most can do it but a lot employ an agent simply to have the benefit of their indemnity insurance should things go wrong.
