Do i need planning permission?

I am thinking of knocking down some old breeze block buildings that are slowly going derelict. I will be replacing these with a steel framed shed.
The new shed will be used for the same job, housing youngstock and will fit on exactly the same footprint as the old buildings. The site is visable from the main road.
Could i get away without applying for planning permission?

Why dont you want to apply for PP? Replacement building for the same purpose on the same footprint - is there some other reason you think they might say no?

Is the building less than 465m^2?

I'd say you should go in for a prior notification with your local PA at the very least prior to demolishing anything.

You can apply for it as a 'significant alteration of an existing structure', and they have to get back to you with a verdict within 28 days.

If the structure is outside the 465m^2 limit for PD then you will require full planning no matter what.

Also, as demolition is involved, be prepared for the threat of a bat survey.

We've built 3 new cattle sheds in the last few years, all by roads and never bothered with planning permision. Unless you build something totally stupid the council won't bother you, as if they challenge it and it goes to appeal and they lose they have to pay costs.

Mine will be 648m2.

I am 99.9% certain you will need full planning permission for that then.

I would strongly advise a chat with your PA, they can tell you for sure. You can usually call and have a superficial chat for free.
Obviously if you want to do the job right you need to speak to the planners/put an application in but once you've spoken to them you won't be able to back track and go down the JFDI route.
