Do i need planning permission??

Small tin Dutchbarn in farm comples ,it consists of 3 x18 ft bays and is 50 ft wide and within these dimensions is a Dutch curved foot with a lean to.We want to take it down and replace it with a small grainstore within the same footprint.The dimensions are the same but the food will be different.Not visible to anyone.

The answer to the question is yes you need planning but you can do it under prior notification, easy enough to do it yourself, fairly basic drawings needed. If unsure look at another farms application for guidance.

Definitely not to a dwelling,it sits within the farmyard complex with a grain drier and grains stores next to it.
 
Assuming your not near an airfield (Shobdon) or in an AONB or something similar then you will come in under permitted development. As said above, a simple set of plans, a form on the council website and about £90 fee to pay.

Many would say JFDI as no-one can see and its on the same footprint but for the sake of the small fee its worth putting it in. Herefordshire council pretty quick on permitted development applications (unlike full planning apps)

I visited an employer in Ceredigion converting a French (or Dutch if you want) barn into a dwelling, it looked a lovely job actually. If I remember correctly I think the original builder was thrown off and a new builder was on site completing the job, cracking work they did too.
