Electric pole relocation

About 10 years ago a 3m strip of our farmland was given to my sister next go her house. This strip has a pole and stay for HV electric lines feeding to the farm and a third party beyond the farm. The house has been sold a couple of times and the new owner has asked the electric co to remove the pole and stay from his garden. :poop: Electric co want to relocate both in my field but this will result in the
loss of 6m of ground on the edge of the field making an arse of an inglenook piece of land. Currently 24m sprayer can turn around in this area, but with a pole and stay would be worse than awkward. Electric co say no wayleave agreement with current house owner, so pole has to move as it's not supplying their property. Way leaves are currently paid on other poles on this line but electric co don't have a copy of the agreement neither do I. Electric co have to date offered two options which are both unacceptable to me. Can they force this change through or do I just tough it out until a better option comes up?

I spoke to them a while back about having an underground cable, instead of a pole up against the side of the farmhouse.Cost £10k:eek:.Idea got shelved.

I was hoping that the line could stay in it's existing place as the current house owner bought the place with the knowledge that the pole and stay was already there. Underground will probably be the only option I think, but I shall wait to see what the electric co. proposes first, just in case a better overall option becomes available. Thanks for the blog. It was very informative.
 
Surely they can,t force the pole into your land if they can,t force the house owner to leave it where it is doesn't,t really add up. Surely the thing that should happen is a way leave drawn up to pay the householder and leave the pole where it is.

Im in negotiation with uk powernetwork at the moment about a supply for my permitted devolopment pig shed.the current feed is on its limit and will only do for one property and this is fed from a neighbors property.the uk pn man said if they refuse to allow access the can and you can do nothing about it.looks like im looking at a 3 phase supply from 300 yards away from my garden at the moment but waiting for another visit to find out

The 11kv line does not feed the house with the pole and stay in the garden and with no wayleave in place the electric co are obliged to move it when refused access. The line serves the farm so looks like it will be shoved onto me it's just a question of damage limitation from operations point of view.

Make sure there's a chair handy when you see the price. They wanted £13 k here to move transformer back down the line one pole.

Good news here peeps. I have obtained a copy of the house deeds from land registry and it turns out there was a covenant regarding the pole and stay and access is available to us and our employees and contractors at all reasonable times for maintenance as well as renewal of said equipment and associated lines. I hope the electric co can now tell them to go crawl back under their rock.

The Land Registry are useless in many ways but I did find out last month that the Coal Board (Coal Authority) are responsible for fencing a deep hole on our land, makes me feel better that it's their problem.
Must get some pics of hole tomorrow.

The neighbours have finally got their wish granted to relocate the pole and stay after 2.5 years of tooing and froing trying to move it into my field.:banghead::)

It has moved about 3m!:D It must have cost a small fortune in man hours alone.:eek:

May be retired "fat cat" pence for them ?
I don’t know if they paid for the pole move but they did cough for an underground earthing survey to try and do away with the pole and stay. Planners have already turned down an application to extend the house this year, and following talks, it doesn’t look too hopeful for any extensions. Wouldn’t be surprised if they have to move house to get their grand plan:whistle: Its a four bed semi detached cottage now.

No change to the number of in field poles in the end. Just 3 pole renewals to realign the line. The new poles are taller so will be better for combine clearance.
New wayleave signed by householders only. I am relieved that the whole debarcle is over to be fair.(y)
