Extra income for unused land | 20m2 parcel wanted to rent

Hi, we are looking for a 20m2 parcel to rent to run a playgroup, Mini Mudder’s the ‘stay and play group’ aimed at 1-7 year olds. A child’s personality and character traits are often embedded in them before the age of 7. The nurturing, experiences and memories can be instrumental at this time, our business is designed around sensory play, fine and major motor skills, social and language development, physical development and importantly learning about the world around us. Being outside is an exciting sensory experience for babies and toddlers. Babies will enjoy the exciting visuals on offer as you take them for a walk outdoors. Toddlers love the chance to explore different spaces and touch natural objects.

All the equipment that we use is ‘under permitted development’ to make it work we would need a 20m2 parcel along with the facility to park up to 22 cars (whist the sessions are being run).

We are seeking this to be near the Stratford upon Avon area.

Don't think that 20m2 will be nearly enough space for you and certainly not enough to take toddlers for a walk - that's only about half the area of my lounge !

Fairly sure that the land would need change of use too, including the car parking area, and the owners would lose the ability to claim agricultural support payments.

Best of luck but parking for 32 cars is a huge ask.

plenty of farmers would probably let you use that sort of area for free but the logistics and possible planning issues for parking that many cars is big.

You may need traffic surveys on all but the best locations I’m afraid.

ive nearly agreed terms on two occasion for this sort of thing but both were killed by parking.
 
Hi, thank you all for the comments, its so useful to hear from you all and gain tips on the best wat forward. We have managed to find a farm (fingers crossed) they have potential to park up-to 30 cars - we are looking at mesh to protect the grass, but its looking promising - once we have a business model we are planning to franchise the offering to enable other farms who want to earn some capital from un used land. I am working with the local Gov business chamber also to ensure we follow best practices and any surveys and so on will be carried out :)

Are you sure that even the parking on the grass will be covered under permitted development? Just asking to make sure you have all your ducks in a line and don't fall into issues further down the line once the business is up and running.

I am waiting pre planning advice from the council, i am keen to ensure all is in place :)
 
Out of interest, how many thousand £ are you paying per year @minimudders ? Presume you will cover the planning permission costs, change of use and loss of agricultural income plus a decent amount for the inconvenience?
Yes, we would have to cover all costs for planning and change of use and so on. Then the rental fee on top. This fee is tbc at the mo
