Had a hilariously bad, but expensive, experience with this lot - different branch though. In a budget they even got their own bill wrong and then took payment with out adding VAT, didn't inspire confidence.

Your choice, but better do to it with your own figures and experience. Always hear someone say, they wasted ex amount to consultant to produce business plan to tender for piece of land and never got it. Least I know it's just my own time I ve wasted.

Make it up yourself all you need to show is the profit you will make is enough to meet the requirements your set, after all thats what the governments all do and then blame it on the bankers when it goes tits up
