ive heard that some folks are/have been paying such rents for average combinable bare crop land but never actually met one( that owns up), does this mean I mix in the wrong circles and have wasted my time in farming for the last 1/2 century

There is always stories of folks doing so, them types with 5000ac & want more n more yearly regardless of cost.

We were outbid on a 600 acre farm in 2011, buoyed by the previous profitable years we tendered with a 2 on the front, we were outbid...
A year later we were all reflecting on what a lucky escape we had, our one bid at insanity was a glorious failure!!

I've also seen several occasions when the agents pet has outbid everyone and then with the agents help massaged it back to a more manageable fee in the following seasons

we have just received notice of review, we had one 4 yrs ago, which due to agents incompitance, never happened, nor could they serve another for the following year, last year received notice, for genuine reasons, that didn't happen, and received notice, yesterday, for 1may 2021. All fairly done, except for 1 little fact, our tenancy has a clause, stating, 'the landlord cannot serve a written notification of review, more than once, in any 3 year period', which I think they have ! But does this notice, mean they cannot serve another, before 3 yrs are up ? Landlords are family, and we seriously do not get on ! Put's me in a place, where I know what it means, but not knowing, how to tell them, because, the fireworks of new years eve, are going to look pretty tame, when they find out ! I've had a nice smile for 2 days.

1t of wheat / ac to cover rent
1t of wheat /ac to cover VC’s
0.5- 0.75t of wheat /ac of wheat to cover fixed costs
£80 / acre “cash back“ government handout

the rest should be profit ....... so how much rent is too much ?
Q is tho Clive can you make your current business model stack up sub 500ac arable
Then i'll give you my answer.
