2019 has been the quietest year for some time in the farm and land market.

Do people think this is the calm before the storm and we see a flood of farms onto the market?

However you can only market a farm if you are sure there will be a customer.

Discussing this the other day and one point is that these days if buying land to farm you have to buy for example 5-10 times more area to bring in an average income compared to a couple of generations ago.

Farming owned land has become extremely capital intensive.

Maybe it’s been quiet because the demand to buy is nowhere near as high as agents would have people believe.

800 acre ring fenced grade 3.1 & 3.2 mixed arable farm in a decent area of Scotland been on the market for 18 months now yet agents would have you believe they have umpteen people on their books looking for just such a thing:scratchhead:

Agree,a lot of the time it’s negotiating a price which the seller will let it go for.

A sure sign that either farmland is overvalued or profitability must rise.

Not really. Just indicative of poor returns elsewhere. At no time have I ever seen land to outperform other investments at an instant in time. It's consistent and low risk.

Better option than Thomas Cook shares, or giving your 1m to the German government for ten years to get 990k back.
