It could well be qnd I hope for your sake it is, I just know how the council have behaved recently and know who is applying
If you're going for it £175 per acre is what the council wants and plenty of environmental features too - gs4 would make them happy along with trees in the right places, as well as ways to reduce slurry gases (ideally dung instead of slurry)

In Wales, for residential tenants, the landlord must give 6 months notice for no fault evictions. This is a change to the law that was brought in during the pandemic to protect tenants and has not (and very unlikely to) revert back to the former 2 months notice period.

I'm not sure if this would apply to your circumstances as I'm guessing you'd be on a more of an agri/commercial tenancy/contract, though I'm sure you'd have a very strong case to argue that it is also your residence.

Truth of the matter is, a tenant could make eviction and life for the landlord very difficult, time lengthy and costly. However, this would have to be counter balanced with whether you value your relationship and require a reference from your landlord in the future. Communication and an element of understanding and fairness is the key in an ideal world, however that world is unrecognisable at times.

Agree though that prospective buyers turning up without notice was not a nice or right thing to do.

Thought that was the rule at most councils , farm let around here and know of one applicant and they got told its waste of time bothering ... its already let , this was before viewing, nepotism and favouritism in public office boils my p!ss !
I'm pretty sure that's illegal to do that? I may be wrong ofc

Because in the meantime it allows them to build the business to a level where they can afford to pay for it.
If they're paying £100 an acre rent and then suddenly have to start paying £400 an acre that's a massive jump. I'm sure that's probably the reason they're looking at renting.
It takes time to save money and build a business to a level where you can afford massive capital purchases potentially worth 7 figures. Rome wasn't built in a day and all that...

We did try to look at buying, but everything has gone up way too much. We didn't have any capital for a deposit. We looked at getting a broker onto it or bank etc. It wasn't to be. Atm we are hoping to rent and then when the business really takes off we will look maybe at buying. First we need to just focus on finding somewhere we can rent really

Certainly in Scotland they are much easier to find than a tenancy, all relative though as tenancy is virtually impossible.
we are looking into that atm, again there are very few within the UK right now, that we know of. Scotland isn't really a possibility as steven Mitchell has the Scottish market, so we would either be poaching him or he would overtake us etc.

Blimey he's done well if has the WHOLE of the Scottish Market , he was only fledgling when he was on TV , is the market not big enough for any more !
