Was approached by another company re solar only Friday, said they were actively looking for sites (along with others) min size of 25Mwh and upwards, larger the better but as said above grid is the issue. Rents have obviously come down as no sub circa £500-800/ac

If you are looking at that sort of rent , make sure there are inflation uplifts built in the deal.
Also make sure you have revert to landlord in event of bankruptcy of the company

And try and get a bonus for above expected production, agree grass to be kept below 30cm at all times then get right to first refusal for grass care.

The guys making the deal won’t much care then when it comes to implementation they are long gone and you have a strong hand

On our yet to be built site we negotiated an ability to switch between day price or the fixed figure (index linked etc) every 3 years, whichever is the better at the time which I thought was a pretty good option to have as who knows what a Mw will cost in 20 years time or for that matter how much the wheat price will or wont be.

Been approached by a couple of companies re another potential site, think one roller coaster is enough for now!! I do worry about capacity of the network, seems chokka block down here. They were after 20mw (min) and upwards, more the merrier.

Grid capacity is the killer for a lot of smaller projects, big projects it's a little easier to manage as you can always create more capacity if the numbers add up.

that’s the main issue. 122 MW locally tied up with renewables, around here at the moment

We are open to any size really, but we probably be looking for 10MW and up in an ideal world.

Obviously subject to grid costs etc but what’s the going rate for a 10 MW site these days assuming kind planning app and no issues with building out?

I'd say about £9.2M for the installation, then your grid connection on top. But I'm not the best person to ask, I don't see too much on that end.
