SITUATION
The land is situated to the south of Thurle Farm, approximately 0.75 miles north of the town of Chulmleigh and 1.5 miles east of the A377 and River Taw Valley. The market town of South Molton lies 7.5 miles to the north of the land.

DESCRIPTION
The land surrounds Thurle Farm and extends in total to 77.76 acres (31.47 hectares), comprising a ring-fenced block of pasture land which has been mostly used for grazing sheep and cattle and including a belt of woodland, a small copse and a tree-lined stream.

The land lies at approximately 140 metres above sea level and is mostly classified as Grade 3. The soils are described as a mixture of freely draining slightly acid loamy soils and slowly permeable seasonally wet acid loamy and clayey soils.

LOT 1: GUIDE PRICE £370,000
LOT 1 comprises 66.09 acres (26.75 hectares) of pasture land with a small copse positioned either side of a shallow valley with a stream flowing along its base.

There are some more productive fields towards the south-eastern section which would be suitable for silage and hay production with the remainder being used for grazing and can lie wet in some places. The land is level and sloping.

This lot includes both south-facing and north-facing fields, has direct road access and offers some sporting appeal with a small copse and tree-lined stream.

LOT 2: GUIDE PRICE £70,000
LOT 2 totals 11.67 acres (4.72 hectares) and is an attractive lot with two pasture fields either side of a tree-lined stream and a belt of deciduous woodland adjoining the road known as Goman's Copse. The land is sloping, has direct road access and is sheltered by neighbouring woodland to the south-west.
