I’ve got 5 acre meadow next to a river. 1 mile from A350 (major trunk road south) & v peaceful. Near canal towpath etc
No flood or protection risk
I’m not on site (16mile away and very busy!) and there are no buildings at present. Water and Elec close by. Could I run a small camp and caravan site remotely with someone cleaning daily perhaps and keeping grass trimmed weekly or is this a recipe for a divorce and early grave?
Surely with all the tech these days people can let themselves in and out etc????

We saw this thread and wanted to add a few points to the informative posts by @Freedom Camping Club in case it's helpful for anyone looking to set up a new campsite.

We agree that if you’re looking for an exempt organisation, the Freedom Camping Club and The Greener Camper Club are good options, since they don’t limit where you can generate bookings and allow for unlimited tents. Holidaymakers can also join either free or charge or very cheaply (£10).

It is worth pointing out that as a Camping and Caravanning Club Certificated Site (CS), you are not allowed to advertise on third-party websites. According to the Association of British Travel Agents, 83% of UK holidays are booked online, and Certificated Sites are not currently available to book on the C&CC website - so if you do not offer the option to book online on your own website you may be missing out on a large portion of the market.

A significant membership fee can more than double the cost of a stay, making it unaffordable for some holidaymakers. As such, if your exempt organisation has a large compulsory membership fee this can also limit your potential customers.

Over 100 sites certified by the Freedom Camping Club and The Greener Camping Club take bookings via our website, last year earning an average of £8,900 and a maximum of £90,000.

We urge people to read the finer details before choosing an exempt organisation and look at how their rules may affect your bookings. There is also a new exemption from planning allowing 56 days’ tent use without planning permission.

Hi guys
We’ve recently used freedom camping and found the whole process really hard work, they charged us £90 for one ‘assessment visit’ although didn’t charge our neighbors anything for TWO visits....he took the money and didn’t get back to us for weeks...after not hearing anything I rang and left messages and sent an email...still nothing until eventually he left a voicemail for us saying it would take a few more weeks...then we had a conflicting letter through the post saying our application was declined...with no real feedback other than we may be in AONB...the owner/director when asked for feedback said we could pay additional money for a LVIA ...he said we could pay for it but may be declined at a later stage...well this company is solely run by this man and his wife so basically the decision is at their disgression and if it looks like they may need to do some legwork they turn you down ....the whole thing was hard work and we paid out for an assessment that we didn’t need at that point...everything that was ‘assessed’ could’ve been done on ‘magic Defra gov maps’ ....our neighbors who didn’t pay for an application still don’t have their full certificate either so am yet to find someone who has had a wholly successful experience.... may work for some...but definitely not for us
