Getting a council farm

I'm sure that it isn't in some areas, but they're not all like that. The fact remains that the County Council holding system is still an important route into farming one ones own account, and if they weren't there, very many farmers and former farmers, me included, would never have had a chance.
To the OP, I'd say by all means value the house TO YOURSELVES, and show how you will pay the rent TO THE LANDLORD, but try and avoid it looking like you want a relatively cheap house with land in the country. Also, I don't know how they are viewed by the Councils in your area, but in some areas, equines ( especially non paying ones) are regarded as something to be avoided at all costs!

Everyone who I know who has applied for one has used professional land agents.they know the ins and outs of the system and will help you accordingly

Can someone give me an idea on how to set out the costings and income part? Mines looking a bit basic :X3:

You and your Accountant know your current trading accounts/situation.
Also can you not find out on the net your Councils past tenancy agreements etc.as most things on here you just got to search?

Thank you, I have had a quick google but what I am really struggling with is doing so many costings blind. I don’t know what needs doing to the land/fencing/building etc as we can’t see it.
I’ve factored in the cost of buying in sheep, cattle, feed etc and then I don’t really know where to go from there

I did a rolling 24 month spreadsheet of projected income and expenditure ( broken down into month by month & cost per expense ......seed, fert, repairs etc ) last time I submitted an application. gave them a big bit of paper to look at and when successful something to try and work to.

Oh that’s helpful thank you, I’d worked out exact figures of feed etc as in kilos per head for x amount of weeks etc and wasn’t sure if I should explain how I got there

Sorry, I probably can't from this distance, but I'm not sure there is much wrong with basic. It's what they say, not how it's set out.

In my experience, that counts as much against some applicants as it does in their favour. No use having someone else put it all together if the prospective tenant hasn't a clue where the figures are from.
Believe me, I know how it feels to have sooo much riding on getting a particular holding, but sadly it doesn't always work out that way. The only people I knew who really wanted to get a Council holding, but didn't, are the ones who gave up applying!

Bound to be a open day ,tender deadlines ,past land details, land registry ,inventory, Agreements , in going ,out going details Decapitation, residual manures ,soil test results etc etc etc ???
You can not be totally blind or open to be committed for x amount of years for something your in the dark about.
Get on to the Councils estates officer .

And in that case they can’t expect super detailed costings as you don’t have full information.

Thank you, I’ve looked and looked all night online about what’s expected etc but I’d be plucking numbers out of thin air for a lot of it
Crystal ball also ,if ,when subs go, weather, stock prices etc etc all with a BIG pinch of salt possibly.
The Council will publish their social housing rates do use that for the house and model the rest on top ?
The trick here, seemed to be offer big rents then after a year or so go" cap in hand crying", to get a rent reduction???
