Glamping and flood zones

Looking to build a glamping site (cabin) along side a river which is obviously in a flood zone.

And advice for flooding and planning issues? Building a house here would obviously be impossible but i'm hoping tourism/temporary accommodation will get us past this hurdle?
 
It would be best to speak with a flood risk consultant to determine what measures you could put in place but what we are finding with mobile homes in flood zones is if we can prove a safe exit route taking into account food rates etc then they can be acceptable. The other thing is to restrict use to outside of the high risk flooding months. The EA will want to pull your planning application to shreds until they are happy and very very rarely will an LPA ignore EA concerns

The frustrating thing is that in the "real world" there are many engineering solutions to (shallow) flooding. Everyone I've spoken with is full of ideas to prevent and work with the situation but before you can do any of that you have to let the EA get you to the planning stage!
