Definitely worth watching the market. I have worked in the rentals space since it began to really change, around 2010 when Airbnb really started to open the market up and since November I've been analysing the staycation market. It's only going in one direction, this change started back in 2018 and is growing like crazy and obviously booming due to covid. It's not stopping, this is a wave that's rolling on and on. What's great is if you do it right and can bring in the rates and occupancy, you can pay off the cabin quickly and then it's all profit, with our builds and management it takes 14-18 months and you're in the green.

We're looking at under 2yrs payback on the £150k spend

We have worked in rentals since before Airbnb launched and have run companies that have disrupted the traditional rentals markets managing thousands of homes across the world. We now support clients looking to diversify, from advice on what will work best for their land, location and budget, through to support on what pods, cabins etc to purchase, to pricing, managing the marketing, sales and customer service, and for some clients managing the full project including cleaning and maintenance. We can support anything from 1 cabin, through to holiday parks.

We don't charge unless we are making the client money, so I'm more than happy to chat to anyone on here and give you a quick overview on what I feel would be best for your location, I have a really great data system that maps every rental property in the country so fairly quickly I can let you know if there's a lack of supply in your area and for what type of offering, what rates to expect, occupancy etc. It's great for me to hear about more projects and even if you're good to go it alone, it's interesting to chat and share advice so let me know.

Our most recent client is an estate in Norfolk, they have wanted to add accommodation to their land for years but don't have the skills, experience or time to do it, nor did they want to hire and manage a team, so we've stepped in and are managing the lot. We analysed their local market and found their niche and are having 4 cabins built for them to launch ASAP which have been designed by us. This is dragging due to the pan European/UK construction supply issues :mad:, but it should launch late this summer, and as supply opens up we will launch another 4 next year. Their site will work well for a more affluent clientele, and we are managing the cabins under a new brand that we are launching which will attract direct bookings, avoiding the portals (airbnb/booking.com etc).

Like I say, this works for them but every site is different, all about the location, local market and the clients budget.

no, based on 80%, but that is optimistic, I know someone on 85% Occupancy But that’s with cabins. Even if 14 or even 18 month there is not much else going to beat it in agriculture?

Rolled out 3 of these now - Just shy of 97% occupancy over £130 a night, they are south east less than 2 hours from London. Next site is an estate in North Norfolk, starting with 1 this year and scaling to a max of 10.

Benefit is we roll these into place, only require water - Solar, LPG for shower, rad, wood burner. Clients are going there to escape so no TV/WiFi needed.

They look a bit.... shipping container-y

Think I'd rather a shepherd's hut!

Very tempted to give building one a go. Bit of angle iron for the chassis and wood framing.

I don't quite get the "shipping container" style, not very appealing for a holiday
Building a shepherds hut can get quite involved, depending on the spec you go for. If having internal bathroom/shower etc, chassis needs to be quite substantial to prevent damage when moving to location,

I don't agree that punters want the 'green sustainable' experience, people hate compost loos. they want to feel like its sustainable (pay lip service to it) but in reality is luxurious. to someone out of London just being in a green field feels 'back to nature' but they do want the luxury, they don't want shared loos and showers etc. its dangerous game to base your business plan on the publics moral fads and fashions. what people say they care about and what they spend there money on are two different things!
I’d agree with you there principles go out of the wind when they are on holiday. Ladies who lunch don’t want to p!ss in a compo toilet and share a shower block with any one !

I have a chap/carpenter in one of our sheds building bespoke Shepherds Huts, fully insulated with shower,toilet, double bed and small kitchen with oven and hob, seem very smart from what little I know about them.

is our *G*lamping site.

Call it a posh Shepherds hut for Townies. They have internal wet rooms, power shower, and a kitchenette. We have a sewer main that runs to a treatment plant- the aeration type. That was a condition of the planning.

Compost toilets are perfectly workable - it just depends what market you are aiming at. In our case, outdoor toilets / communal shower rooms was not going to cut the mustard.

Glamping show on at Stoneleigh park today for 3 days for anyone still thinking they want to enter the market

If it moveable or can be rolled into place , does that mean there's no requirement for planning permission or notifying local authority about it

It's not whether it is movable or not it is whether it is considered permanent.
More than 28 days a year and the land would require change of use; if the units are retained in situ when not in use then they would require planning also.
