Good Knowledgable Conveyencing Solicitors

Hi,

Looks like our house will sell (as we have received an offer), so I am now trying to find a good solicitor who understands selling property with land (as we are keeping back a small parcel of land when we sell), and we had a real nightmare with one who was not used to dealing with properties with land - so want to find one in the Gloucestershire area.

Any recomendations would be welcomed.

I spend a fair amount of my time litigating the conveyancing that has gone wrong and a common theme is that the selllers are reluctant to pay for a decent scaled plan which shows exactly what is being sold. They have some fag packet drawing which was fine for describing the concept, but totally useless to give precision and avoid future conflict. Once there is retained land to deal with the fee you will be quoted will reflect the extra time and skill required. Cheapest will not be the best!

Thanks for the feedback, I think - as reading the above, one feels there is an implication that we went cheap last time, when I can assure you we did not question the costs involved at all - but I did end up questioning the suitability of the solicitor whom took the case on, and subsequently had to escalate our case to one of their parteners whom avised us accordingly and personally took the case on.
If the person paying the fees ends up knowing more than the supposed expert - then you know your in for a bumpy ride, which is what we want to avoid this time round.

What I have learnt though, is that just because one is used to selling houses in towns / rural areas, does not therefore prove they have the relevant expertise in order to deal with properties with land, therefore in balance - problems are on both sides of the coin. Additionally, with paying for services; there should be an understanding that feedback to your client should be timely and informative, not leaving the client hanging.

A friend works for Carter Jonas who are land agents and they’d either be able to help or know of a solicitor who could help - there’s a depot in Bath.
