We have a couple of acres with 3 stables and mains water, been let to the same family for over 30 years. However they are now giving up horses. Been so long since we let out to a new tenant, can anyone advise what the going rate is? We are in the Medway area of Kent.

Search for DIY livery in your area, it can vary greatly depending on your stable sizes and amenities in the area. My quick search put you in between £100 and £140 per calendar month per horse for DIY livery. So 3 stables self catering I would guestimate £250/month.

We are charging £38/wk/stable here on diy. It has to be more down your way. Most important thing though is get a reference. A bad tenant could prove to be a nightmare. The clause mentioned by Dry Rot might be a good idea (y)
+1 on this, people are usually looking for a place for a reason, sometimes its innocent but there are some idiots out that get evicted/sent away frequently.

2 weeks notice is very short notice if someone has to rehome horses, 1 month would be better.

Have a contract and think what happens if they don't pay, or stop turning up to look after the horses; that happens sometimes unfortunately, not often, but you always have to think "what if?" There must be a standard sort of contract somewhere.

We had one livery who abandoned her horse & stopped paying , we ended up in court with her & awarded the horse as part payment - several years later & we’re still waiting for the balance of the debt . 😒

If you have had court award in your favour and she has not paid, why not get a ballif company involved? They have that one on TV who i seem to remember only charge £70. They seem to be pretty successful in getting peoples money back.

We engaged High court enforcement officers to recover the debt , her car is in her mothers name (even though she’s in her 80s & doesn’t drive ! ) & not enough items of value in the house to cover the outstanding debt . We now have an invoice for £75 for the three visits they made & they’ve had to halt the recovery process . 😕
