Grazing income

Hi,

I know this can vary region to region massively, but i'd like an idea of per acre if we were to let around 20 acres in Calderdale, West Yorkshire for grazing.

I've found the internet vague with prices as it never says whether it's per year or month.

It's good land, wanted and has water but we just don't know what to suggest price wise if we are to progress with considering it for a grazing agreement.

It would be for grazing only, for around 20 cows.

Can anyone give me an idea of what we should consider please?

For Cattle atleast £1.50/ac per head per week
Sheep 35-40p per head per week.
Per acre is a bit more difficult easier based on how many animals there thinking of putting on it id say but hey am no livestock farmer.

I think that works out at roughly £120 a month for access to 20 acres for 20 cows.

I think I'll buy my own cows for that :)

How good are the fences?
Who pays for the water?
Any footpaths?
Only cows?
One field or ten?

Fences need some work, as do the walls - we can deal with that.
A yearly agreement - if agreeable. so grazing for March to Nov say.
I pay for the water. They could of course contribute towards this as part of the payment presumably?

20 Cattle will drink 1000-1500 lts a week so just factor that into your charge.
Ive been there n done it with the same amount last year
Thankfully water is cheap but stick a 100 sheep in same field & use a quarter

6 Months summer only £70 to £120
11 months £140
Per acre prices
Don't go down the road of per head pricing on summer tack . Works OK for winter tack on sheep

I know there are lots of variables but we have a number of people who definitely want the land and we just wanted it to be enough to consider it being a reasonable amount of £££ tbh.

We did think about sheep, and pigs, and bees. Tons of options so just making sure we are exploring them all.

Hi Derrick,

It would be more like 9 months I think March to November. Do you mean £70-£120 per acre, per month?

It would probably just be for cows we think, not sheep.

Auction it or put it out to tender, no better way to find somethings value. I would guess it would make over £100/acre so £2000+ for grazing from april 1st until nov 1st for cows. Then let it again for winter sheep grazing Dec- End of Feb.

Thanks that's helpful. It's really hard trying to get a handle on what we could expect or reasonably accept. It's good land and it is desirable, so we just need a figure to start with I think.
