ground rent for hotel sign

in one of our fields we have a large sign taking a space about 2mx2m.up until last week the hotel belonged to family members so we never asked for any rent. however its now been sold and new owners moved in last week I haven't spoken to them yet but think it needs to be sorted .dose anyone have an idea of what would be a fair rent .I know they are wanting a new illuminated sign so thought we better sort it out first .any advice welcome

In my opinion, it's not what the space is worth to you but how much it is worth to them... it is advertising after all..

If it's going to be illuminated.. who supplies the power ?
Theirs a transformer about 200m away put there when we got broad band .so they would have to get a meter installed in a weather proof cabinet I suppose.also have planning permission for the sign but I’m shure would need new planning for illumination

When they get the price for connecting to that transformer, they might opt to keep the lights off!

The amount of power for an LED light would be minimal. Not sure whether you would even need a meter for such a small supply. A 50 watt led would use only use about 200 units per annum.
I don't think planning would be necessary.

Am illuminated sign adjacent to a public highway will require planning permission

It has planning permission from when it was put up about 25years back but I’m shure it will need permission for illumination. Led and solar seems to be the way they are getting a company out to look at fitting a new one as its having a name change and the old ones rotten at the bottom any way. There is no competition as we own the field in front between them and the main road.
