Holiday cottage

Our house is a barn conversion and very nice it is but a bit cramped for us and the 3 boys. But we get on fine. Next door is my big old Devon Contractors barn which would make a massive and superb modern family house if I could get it through under permitted with the new laws. But it would cost an awful lot and our current house would then have to be a holiday let to pay it off. Planning is no problem as it was granted as a holiday let anyway with an exemption that I could live in it full time.

What's it worth? South Devon. Lovely setting, big garden, possible walks on the farm, 3 bedrooms, wood fires etc. etc. etc. Anyone throw me a yearly income for it within a few grand?

Have a look at our website (link in my signature). Sounds like a similar setup. Remember that agencies will take 15 to 20%

When you say what's it worth, you mean to rent out, rather than sell ?
The figure usually trotted out for holiday cottage rental is £10-12k / year.
We've had our best year ever......and done only £8k.
Don't underestimate the work, and hassle involved.
We budget on having to replace 2 major appliances per season. What lasts 20 years in your own house, only seems to last 20 weeks in the cottage..
All this eats into your profits.
Glad to be on hand to pooh-poo the idea,
Goodbye.
