holiday cottages/barn conversions

A chap I worked with converted 2 old stone barns into a 1 bed and 2 bed holiday cottage. He said it cost him circa £80k to do the job and they have been busy since day 1 and he wishes they did it years ago. He had planned on a 5 year pay back but was on track to beat that last time we spoke. His place is just outside the forest of Dean so there is a good call for accommodation in the area but I think if done correctly it works in most areas.

it must be a good earner as the initial start up costs are or can be quite large and you need some bottle to lay out those kind of sums plus you need suitable buildings which i can see could be a problem on a working farm

Yes, theirs is not a working farm just a small holding with a couple of fields which they keep a few sheep in.

Downside is that you have townies to deal with, they have had complaints left in the guest book about the noise of the sheep :eek:

Their costs for setup were kept down by having builders in the family. They have a website here
 
We have a ruined cottage which we have PP to restore and extend with this in mind. We are on edge of the Cairngorms national park and the cottage is in a stunning position, away from the main house, no near neighbours and great views.

In the meantime this is the ones locally that have impressed me most, they get v good reviews too.

We have this old barn that something could be done with, unfortunately it had its original slates replaced by tin sheets years ago.

The upfront cost for no guaranteed return is off putting though. Has anyone converted a barn into a wedding venue?

I got two but they are less barn conversions than houses. My long term plan is to have another two by the time I'm 55 ish (got 19 years!), depending on how the trade looks.

I view them as a pension/ retirement income rather than money for now. I think tourism has taken a little drop recently and so its not as good as it was. I can't pay off mine within 5 years anyway!

Try and take your own bookings rather than an agent who can take 25%. That said agents can sometimes keep the price and quality of guests up.

If you do a really really good job on the rest of it the tin roof may not matter. But I can see at least £100k worth of spending there to get that to a dwelling.

Looking to downsize our farmhouse by creating two additional one bedroom flats one of which will be a granny flat as my mother is not getting any younger and I could not bear the thought of an institution for her. Main problem we have is that the farmhouse is grade 2 listed so even the basics become very difficult and expensive.

Did the govt follow through with the proposal to abolish council tax on granny flats occupied by dependants?

( btw appreciate the GII thing, we have the same, it's why we've only done half of the end project so far on the farmhouse...:-( mind you using the quality materials does give you pleasure every time you look at it, just painful on the pocket...)

Go for it , in the Cairngorms with good views you should be on a winner all year round.

Nothing is guaranteed but you are creating an assett as well as WalterP would say you are strengthening your balance sheet.

We converted some stone buildings on a holding into a function room and restaurant and have now done about 8 weddings there and had some great parties as well, YFC dinners family gatherings etc. We dont advertise and the building is as busy as we need to be. One tip dont underestimate the amount of work involved.

Last week we transformed a 120 x 50 cattle shed to a wedding venue fo 190 in the day and 340 in the evening, dont have any photo's as yet but will put some up later
