Horse livery and business rates.

How do you stand on business rates if you have 1 or 2 liveries on a working farm? I mean only 1 or 2.

Technically I think you should pay businesses rates on liveries, I seem to remember a few years ago that there was some kind of amnesty on the rates for a few years and then ( once they were all registered ) and after a certain date they became applicable. I certainly know some large livery yards that have to pay large sums in rates. The truth is that probably most small concerns on farms don't bother.
 
At the moment small business rate relief seems to exempt most livery yards . Just do it & keep quiet , if your local council eventually catch up with you they can only go back to the last review of rates which is a maximum of 5 years . They only usually find out from a disgruntled ex livery who dobs you in .

How much would it be per year for 1 or 2 liveries?

Under the threshold I'd have thought. However once rateable business known the planning department will be around to collect fees for retrospective change of use! Seem to around here anyway.

That's the one, small business relief but expect planning to call and say you need to submit retrospective change of use. Will go through but they want there pennysworth, although bit more than that for application:mad:
