Hot tubs - Holiday lets - are they worth it?

I charge £25 for a 2 person wood fired tub, I supply 2 bags of wood included in price (£6/cost total) we clean between each client and instruct client to drain and refill after every use. uses 1 bag wood to heat, they buy more wood at £7.50/bag. I have three now and think they are great. they heat in about an hour. we run from boreholes so 5p/cube water cost.

every client books it, we charge between £99-£130/night depending on season, £124-£155/night with the hot tub, two night minimum (plus £35 cleaning fee..)

I stayed in a let in Yorkshire.
Fantastic place, wood fired tub with each place, proprietor emptied them every morning, rebuilt the fire so one match had it alight in the evening.
Absolutely brilliant.
Also a sauna, and indoor pool.
Definitely be going there again.

I know Hot tubs are supposed to increase bookings and asking price but are they worth it?

I gather they need testing for legionnaries,etc twice daily to comply with HSG282.
Then there is the weekly empty and cleanse...maybe there is more work with them?

I'd be interested to know how people manage them to reduce the maintenance and testing. Are they worth it?????
We have 3, one to each property, don't underestimate the time and work involved, we add an additional price to cover the cost, we also replace the filter post COVID-19, and change the water after each set of guests, we do a hot fill which saves both time and electricity. We also considered the wood fired option but decided on a bromine option which is better at the higher temperatures.

We installed a hot tub in our rental property and bookings rose instantly approx 20%. I fill it from the central heating system and drain it with a submersible pump. Turnaround takes approx 2hrs which we do each turnaround.(mostly filling time) It ties in with doing the bins, grass cutting etc. The hot tub allows us to increase the rental charge. For a weekends stay I estimate it costs us £50 for Labour, electric and chemicals and depreciation. We check it everyday which also allows us to keep an eye on the property everyday too. It is a bit of work but more upside than downside in my opinion.
