i would say you are basically selling him ground for building plot rate. so even if it was £750k a acre and he wanted 5m x 10m then its £9250 not too bad considering what it gives him. he could quite easily spend 25% of that reinstating his garden if he was to put it in his garden and pump it around. He pays costs.
Thats just my take, you can only sell it once and if you sell it him thinking he is a nice chap once he has got what he wants he wont talk to you again, (probably)

It doesn't really matter if he's the nicest man in the world, he can still sell his house to a complete twit at any time..........who the OP then has to deal with.

Exactly! Just because you can sell something to someone....doesn’t mean you should.

A sale needs a willing buyer and a willing seller.

Oh, and the going rate isn’t always relevant either.

I quite agree the going rate my not be relevant in this case. it depends on his options. I was just using it as a formula to show a example. The op needs to protect him self and if the bloke should sell to a twit how it could affect him and the rest of his field.

Never a truer word... I was offered a substantial sum of money a year or 3 ago to provide access for a small development using my farm lane. I refused, the issue being that I had no control over who was going to be using the lane in future! :rolleyes:
