How much is land to rent??

Hi we currently have 100 acres of land which we used to use for arable but our circumstances changed so we let our neighbour use it last year for wheat and we had the straw off the field, we keep the rpa money but is this a good deal or should we charge more? How much would land be in these circumstances? Any help or advice would be great

I'll kick off with £70/ acre......

We must, however, prepare ourselves for.....

Round here landlords want £100 /acre plus and keep the BPS as well

whether or not the land is worth that depends on potential cropping and yields, if it will grow roots its worth a lot more, also for maize if there's an AD plant anywhere nearby.

Our plan is to put it down to grass eventually and stock with sheep but the grass, fencing and stock costs abit so just want it ticking over for a couple of years. So what would the lose straw on the fields be worth? As that's what the current farmer gives us which we pay to have baled this year wasn't very good only got 100 6 stringed bales off it :/

To an extent it depends where the land is (pointer would be helpful) and whether or not anyone else is interested.

The land is near the cotswold farm Park up on the hill, I had one farmer say he would have it bale up the straw and we have the bales which is a better deal than what we have at present but didn't know if that was a fair deal or if I should be getting more :/

What that someone is prepared to take straw in payment for renting an aceage for a season,
Never hear of that around here,
Some silly sod would want to pay you , probably near the £150 plus mark,
That's why I got out 2 yrs ago,

because you should be on a lot better deal...£60-70/ac on top of bps....possibly take the straw and return the muck....also your 'tenant' could be depleting your soil indicies JMO though
My dad passed away so I was thrown into the farming so a friend took the fields on for a season in return for the straw but as I'm getting things sorted I thought I'd post on here to get help as I have no idea on the value of it. I'm learning every day

Apologies for sounding harsh, but I think your so called friend might be taking the proverbial,
Unless your land is very challenging, it has a value far and above the value of a few bales,
Go for profit share or some production share,
Good luck

My dad passed away so I was thrown into the farming so a friend took the fields on for a season in return for the straw but as I'm getting things sorted I thought I'd post on here to get help as I have no idea on the value of it. I'm learning every day

sorry to hear that....you did the right thing at the time then as you secured the bps(y).....two approachs you could take...1/ go back to your friend and say would be interested in it at bps +£60 phased in over two years....BUT...be careful about tenancies....SOoo... 2/ go see a land agent:)

The ground isn't challenging, it was my dad's mate who took it on and at the time it was just easier but now we're in a better position we want to sort something better out for us as we move forward, Thank you for the help it gives me a rough figure to work with.
